Our reports are custom-prepared for each order. Under the New Zealand Consumer Guarantees Act, we are committed to providing services with reasonable care and skill.
If you believe your report contains an error or does not match the agreed scope, please contact us. We will review your concerns and provide reasonable revisions at no additional cost where appropriate.
Because each report involves custom research, refunds are not provided for a change of mind once work has begun. However, if we are unable to remedy a genuine issue after revisions, we will consider an appropriate refund in line with our obligations under New Zealand consumer law.

Licensing Information
Guardian Smith Limited operates as an Authorised Body under a Financial Advice Provider licence issued by the Financial Markets Authority in the name of NZ Financial Services Group Limited (NZFSG) (FSP286965). There are no conditions attached to this licence on the advice that may be given.
Nature and Scope of Advice
Chris Thompson provides financial advice on home loans and mortgage products only. Insurance advice is not provided through this practice.
Advice is provided on products from a range of lenders, including ANZ, ASB, BNZ, Kiwibank, Westpac, SBS Bank, The Co-operative Bank, TSB, Heartland Bank, Avanti Finance, Liberty Financial Limited, Pepper Money, RESIMAC, and others. A full list of lenders is available on request.
Duties Under the Financial Markets Conduct Act 2013
Guardian Smith Limited, and anyone who gives financial advice on its behalf, has the following duties under the Financial Markets Conduct Act 2013:
- Meet the standards of competence, knowledge, and skill and the standards of ethical behaviour, conduct, and client care set out in the Code of Professional Conduct for Financial Advice Services
- Give priority to your interests
- Exercise care, diligence, and skill
Fees and Expenses
Generally, no fees are charged for the financial advice provided. This is possible because, if you act on the advice given, commission is usually received from the applicable lender on settlement of your mortgage.
A fee may be charged in the following circumstances:
(a) If services are requested in relation to a product where no commission is received, any fee would be agreed and authorised by you in writing before services are completed.
(b) If a lender requires repayment of commission within 28 months of settlement of your mortgage, a fee may be charged of no more than $3,000 (plus GST) calculated at a rate of $250 (plus GST) per hour. The fee charged will not exceed the commission clawed back.
If a fee is charged, you will be invoiced and given 30 days to make payment.
Commissions and Other Incentives
If you proceed with a mortgage on the basis of financial advice received, commission is usually received from the lender on settlement. The types of payments that may be received include:
- Upfront commission, calculated as a percentage of the loan at drawdown
- Trail commission, calculated as a percentage of the loan outstanding over time
- Fixed rate rollover fees from some lenders when assisting in refixing a loan
- Referral fees
Further detail about the commissions and incentives relevant to the advice you receive, including maximum percentages, will be provided by your financial adviser during the advice process.
Conflicts of Interest
Steps are taken to ensure that conflicts of interest, including the receipt of commissions, do not influence the advice given. Advisers follow an advice process that ensures your needs and goals are understood and that recommendations meet those needs regardless of the commission type or amount received.
Advisers may attend events hosted by industry associations, product providers, and NZFSG. This potential conflict is managed by following an advice process that prioritises your interests.

NextMove Property Intelligence is committed to protecting the privacy of personal information in accordance with the New Zealand Privacy Act 2020, including the Privacy Amendment Act 2025.
What information we collect
We collect personal information necessary to deliver our services and operate this website. This may include your name, email address, phone number, property search preferences, and any other information you provide when purchasing a report or making an enquiry. Your information is collected and held by NextMove Property Intelligence (info@nextmoveproperty.co.nz) and, if a referral is made, by Guardian Smith Limited (chris@guardiansmith.co.nz) for the purpose of providing mortgage advice.
How we use your information
We use your information for order fulfilment, responding to enquiries, improving our services, and, where applicable, communicating relevant updates or offers. We will not use your information for unrelated purposes without your consent.
Providing your information is voluntary; however, if you do not provide the requested details, we may be unable to process your order, provide property insights, or facilitate a referral to a mortgage adviser.
Collection of information from third parties (IPP 3A)
From 1 May 2026, the Privacy Amendment Act 2025 introduced Information Privacy Principle 3A, which requires us to notify individuals when we collect their personal information indirectly — that is, from a source other than the individual themselves.
If NextMove Property receives your personal information from a third party, such as through a referral or lead submission, we will take reasonable steps to ensure you are aware of the following as soon as practicable after collection:
- That your information has been collected and the purpose for which it is being collected
- The name and contact details of NextMove Property Intelligence as the agency collecting and holding your information
- Your right to access and request correction of your personal information
- Whether the collection is required or authorised by law
Where a referring party has already provided you with this notification on our behalf, NextMove Property may rely on that notification to satisfy its obligations under IPP 3A.
Disclosure to third parties
We do not sell or disclose personal information to third parties except where necessary to provide our services — for example, payment processing or facilitating a referral you have requested — where required by law, or where you have consented. Where a referral is made to a licensed mortgage adviser, that adviser operates under their own privacy obligations and disclosure requirements under the Financial Markets Conduct Act 2019.
Storage and security
We maintain reasonable security safeguards to protect personal information from loss, misuse, and unauthorised access in accordance with our obligations under the Privacy Act 2020.
Your rights
Under the Privacy Act 2020, you have the right to request access to the personal information we hold about you and to request correction of that information if it is inaccurate, incomplete, or misleading. To make a request, contact us at info@nextmoveproperty.co.nz.
